Guest rating: | 2/11/2009 | "Carpets not cleaned, no cold water in one room, complaints not taken seriously by staff." | | | | Carpets in dining room and bar not cleaned regularly, no cold water in one room and dirty water coming from bath hot tap. Complaints to staff not taken seriously and no one bothered to check out complaints.

Guest rating: | 26/8/2009 | "A very tired hotel. Needs a good clean. Room 351 "dingy" window in bathroom need a good clean!" | | | | Central Hotel, over expensive for a "tired" hotel. Need a damm good paint in the room I had. Staff were excellent and couldn`t do enought for you. Hotel Management needs to really look at the quality of the finish in the rooms. Overpriced for the quality of the roomand facilities.

Guest rating: | 28/6/2009 | "Great location, great breakfast, friendly staff." | | | | We liked the more traditional decor but felt the overall impression was rather `tired` and in need of freshening up. The lift smelled musty and we avoided it though accommodation was on the top floor. We had everything needed in the rooms but had to ask the reception to empty the bathroom bin which contained used sanitary product applicator. The lower standard of decor/ was not reflected in the price of the room.

Guest rating: | 19/2/2009 | "Enjoyable Stay" | | | | Our stay was enjoyable. Well equipped with tv, hairdryer, tea, coffee and even hot chocolate and little bath &shower gels and shampoo. The only thing i would improve is the staff greeting you for breakfast. On our first morning down they had no english speaking staff so we were handed a menu for breakfast and stared at until we realised she was taking our order. Lack of communication in english needs sorting. Food was delicious though. Would return.

Guest rating: | 8/12/2008 | "Fantastic Central Location" | | | | We chose this Hotel for its excellent location - minutes from the Rail Station and in the heart of all the shops. The room was basic, but clean and warm and for the price we paid gave us exactly what we were looking for. The reception staff are fantastic - all very friendly and helpful. Unfortunately, the same could not be said for the breakfast waiting staff, however having been 2 years previously we knew what to expect - harassed staff who make you feel like a complete nuisance to them doing their job! Overall, recommend this hotel for an overnight stay - very reasonable prices, excellent location, clean and warm and on the whole friendly and pleasant staff.

Guest rating: | 30/11/2008 | "Dont have the breakfast" | | | | The hotel is clean and the staff mostly very friendly and helpful. Its central location makes it a good choice, but the breakfasts let it down. There was no vegetarian option in the cooked breakfast (but no reduction in the price either) and the mushrooms were the worst I have tasted. Shame as its quite easy to get a breakfast right and this spoiled the otherwise pleasant stay.

Guest rating: | 21/11/2008 | "The decor was a bit tired looking , my room ,205, had a damp patch and a crack in the ceiling." | | | | This hotel was clean, and handy for shopping on Princes St. The staff were polite. The rooms were too hot which was offset by open windows which I found on my arrival. The hotel could reduce energy bills considerably.

Guest rating: | 28/7/2008 | "Good location, friendly staff, superb views if room on the front." | | | | Five minute walk to the car park (fairly expensive) but you can unload/load your bags in front of the hotel as long as you dodge the buses !Our room was at the back, very dark, but very quiet.I would stay again but thought £111 per night was a little expensive.

Guest rating: | 9/6/2008 | "Staff and breakfast were good" | | | | The hotel room that we were given 109 was dark and dingy, the hotel overall was tired and badly in need of new carpets, it would also benifit from plastering over the tiles in dinning area and bathrooms.

Guest rating: | 27/4/2008 | "Staff excellent, decor a bit tired and hen party spoiled our stay" | | | | Shame that the decor and fellow guests undid the hard work that the staff did to make us want to book again. Location is excellent but a group of fellow residents (female) kept us awake till midnight on both nights of our stay by using their room (next door to ours) as a starting off point for a night on the town. A fabulous building and brilliantly friendly and helpful staff being let down by the shabby decor and rude fellow guests. Wouldn`t stay there again

Guest rating: | 13/4/2008 | "1 night stay - not the best in the centre of Edinburgh" | | | | Me and a friend stayed in a twin room & were not overly impressed by a number of things. Firstly, our room was situated at the far corner of the hotel, above a bar or club - we heard constant music day/night and emptying of bottles. The shower fell off the wall when the water pressure was too much & the water was roasting hot. O and the toilet seat fell off, the hair dryer stops if it overheats & doesn`t work again for about 5 mins! Overall though was ok, staff are friendly enough, ok for singles looking for cheap night but wouldn`t recommend to families looking for comfort - unless the above was just merely bad luck on our part!

Guest rating: | 10/4/2008 | "Not worth 3-stars" | | | | The hotel is rated as a 3 star and is ideally located for a stay in Edinburgh being on Princes St. Many of the facilities of the hotel are in need of improvement and I would question its 3 star rating. The shower was old and leaked and it was impossible to get other than scorching hot or freezing cold water to emerge. The general hotel had a run down air with visible cracks in the ceiling, peeling paint, damage to the inetrior of the lift etc.etc. The staff however were friendly and helpful. Business users shoudl avoid the hotel since breakfast is not served until 7.30 am.

Guest rating: | 25/3/2008 | "Excellent rates for central Edinburgh" | | | | Courteous staff - helpful and friendly. The hotel is a bit `tired` as regards some decor but essentially this does not detract from the standard of servie or quality of stay.

Guest rating: | 19/3/2008 | "For an overnight stay in the heart of edinburgh it wasnt too bad." | | | | Service at breakfast by a grumpy older woman was not good she could learn a thing or two from the overseas workers who by far outshine her. Reception staff are a credit to you including the late night porter, who I am sure puts up with an awful lot from customers that have been imbibing in our national drink. On the whole a pleasant stay. Thankyou.

Guest rating: | 3/3/2008 | "great location but needing polish" | | | | Cannot fault the location or helpfulness of the staff. The facilities were average/good. it has the feel of `past glories` and is need of modernising. A little bit noisy at night but this is the city centre!

Guest rating: | 28/1/2008 | "Amazing location, but very shabby in all other respects." | | | | Easy review for this hotel: Location amazing, oposite Waveley station on Princes Street, you can`t get anybetter.Every other respect this hotel is shabby, flaky and very much trading just it`s location. My room although described as a suite, was basically two rooms akin to a student flat in a crumbling building. The windows rattled in the wind, the shower refused to put out hot water. The bed was hard and very old and even paying student rent you`d be a bit dissapointed by it all. No lift access to my floor and I would NOT like to be in a fire in this place.Pay for the location, but £99 per night for a Fawlty Towers experience? I think not.
